The project envisions the development of various building typologies, including individual villas of 2 and 3 stories, semi-detached villas of 2 stories, mid-rise residential buildings ranging from 3 to 5 stories, as well as a 5-story hotel. These structures are positioned along the axis of the national Bypass Road in the coastal village of Radhimë, Vlorë. The proposed buildings aim to elevate the quality and identity of the area by enhancing social and recreational activities, reimagining public and private spaces, and contributing to the region’s economic growth.
The intervention within the site consists of the development of a mix of individual and semi-detached dwellings, hospitality and service buildings, and mid-rise residential structures, all in accordance with the regulatory parameters set by the Local General Plan for this area. To ensure efficient circulation within the complex, a network of 5-meter-wide internal roads is proposed, each accompanied by a 1-meter-wide sidewalk on one side. These roads form an internal loop that enables seamless access across the site and connects to the main road, which bisects the property into two zones. The proposed buildings are designed to follow the natural slope of the terrain, creating a harmonious architectural rhythm that responds to both the topography and the surrounding urban context. This stepped configuration allows each villa and apartment to benefit from sea views at various moments of the user’s experience within the complex. The elevated portions of the site, particularly on the hillside, are strategically utilized to maximize views, with the southeastern area reserved for exclusive villas offering unobstructed, panoramic vistas.
