Project Description

The project features five circular towers—three residential and two for commercial and short-stay use—arranged around a public plaza on the site’s natural plateau. A 6,500 sqm open-air retail promenade activates the ground level, while over 340 apartments and mixed-use units ensure 24-hour urban vitality. The central tower is crowned by a 360º public viewpoint. The circulation system includes green alleys and a sinuous access road. Sustainability strategies include basalt sourced from the site, solar panels, rainwater harvesting, and zero-waste practices in construction and operation, with the project targeting LEED and GBC certifications.

Project Concept

The Jardins Dona Isabel project, designed by OSPA Arquitetura e Urbanismo, responds to the rare opportunity of reconnecting the city with its landscape, history, and future. Strategically positioned between the historic center and the gastronomic corridor, the site’s natural plateau sets the stage for a spatial narrative focused on belonging, pride, and long-term urban value.

The project’s identity is shaped by three core spatial strategies: the circular geometry of the towers, the sinuous access road framed by a commercial base that adapts to the site’s steep topography through a sequence of stepped plateaus, and a privately-owned public plaza situated at the level of the site’s natural plateau. The decision for circular towers was both formal and functional—enhancing natural light penetration and ensuring fluid pedestrian circulation around the plaza.

At the rooftop of one of the towers, a public art gallery accessed by helicoidal ramps offers an immersive spatial experience that narrates the history of Bento Gonçalves—combining architecture, landscape, and cultural storytelling in a single gesture. This approach integrates art, architecture, and heritage valorization, creating a place that transcends functionality to become a new cultural and touristic landmark for the city.

Grounded in urban diagnostics developed by Instituto Cidades Responsivas, the project fosters urban vitality throughout the day and across different uses. More than a real estate development, Jardins Dona Isabel positions itself as a new vision for urban living—where local heritage meets global innovation, and nature, architecture, and community coexist in harmony.
