An ultra-luxury resort that redefines hospitality in Dubai through fluid architecture, immersive experiences, and a profound sense of spatial connection.

At its core, Jumeirah Marsa Al Arab reflects Killa Design’s commitment to timeless, innovative, and contextual architecture. The design draws from the fluidity of the Arabian Gulf and the precision of modern engineering. It creates a dialogue between built form and natural environment, shaping experiences that resonate far beyond the physical space.

Project Concept

When we began designing Jumeirah Marsa Al Arab, one of our key objectives was to ensure it complemented the iconic sail-shaped Jumeirah Burj Al Arab. The site played a pivotal role in shaping the vision. Our aim was to create a design that not only respected this landmark but also completed the trilogy of hotels, which includes the wave shaped Jumeirah Beach Hotel.

We first established the narrative the architecture would convey. We carefully studied the sequence of Jumeirah resorts along the beachfront to ensure our story integrated seamlessly. This led to a design journey beginning at Madinat Jumeirah and culminating at Jumeirah Marsa Al Arab, a reflection of Dubai’s architectural evolution.

The narrative moves from the traditional architecture of Jumeirah Al Qasr and Mina A’Salam, through the classic refinement of Al Naseem, into the bold modernity of Jumeirah Burj Al Arab and the dynamic form of Jumeirah Beach Hotel. Jumeirah Marsa Al Arab concludes this story, expressing the future of design through sinuous, sculptural architecture inspired by a luxury yacht heading out to sea. The residence building slopes in one direction while another curve sweeps back on itself, creating a dynamic sense of movement. Though stationary, the structure evokes motion, capturing the essence of Dubai’s maritime heritage and redefining contemporary luxury.

Jumeirah Marsa Al Arab is centered around elevating the guest journey, weaving together ultra-luxury and exclusivity through architectural and sensory experiences. One of its most distinctive elements is the striking arch beneath the hotel, which reimagines the guest drop-off. Rather than being hidden behind the building, guests arrive under a dramatic sculptural form that frames the Jumeirah Burj Al Arab, an immediate moment of awe.

The gently lit fluted soffit creates a warm ambiance in the evening, enhancing the architectural drama. As guests move through the lobby, the path mimics the bow of a yacht, flowing through a series of bars and restaurants designed to immerse visitors in varied visual and sensory experiences. Landscaped zones offer a range of atmospheres, from tranquil garden paths to lively dining terraces. Terraces with 270-degree ocean views reinforce the feeling of being surrounded by sea. This integration of spatial journey and landscape is central to our design philosophy, ensuring every moment is deeply connected to place.

The GRP façade was fully modelled in Rhino 3D and sent directly to fabrication, enabling continuous, seamless forms with minimal joints, a level of refinement rarely achieved at this scale. The 36-metre grand arch, supporting 11 floors, demanded precision engineering and advanced structural solutions, its curvature evoking a yacht in motion.

The Quay Wall Villas are another innovation, the first villas in the world to sit directly over a rock revetment. Typically, that infrastructure and the architecture are separate, however we brought them together, and the result is a series of villas that feel like they’re floating.
