SHORTLIST ARCHITECTURE | High Rise Buildings

Project Description

This building is a high-end residential development designed for the premium real estate market. Strategically situated in the Jardins neighborhood of São Paulo, the site encompasses approximately 11.100m². The architectural solution consists of a single tower composed of two offset volumes: the lower volume houses compact studio apartments of approximately 30 m², while the upper volume contains expansive residences of around 240 m², each occupying an entire floor. The ground and first floors feature distinct communal and leisure areas tailored to the building’s two residential typologies. These levels also serve as the primary access points.

Project Concept

The structural concept was developed in close collaboration with the engineering team and is defined by a sculptural base supported by two prominent columns. This configuration conveys an impression of visual lightness while structurally anchoring the tower. Beyond its expressive aesthetic, this approach also enables unobstructed panoramic views of the city. A carefully orchestrated relationship with the surrounding urban fabric is one of the project’s most distinctive characteristics. A fundamental architectural decision involved the displacement of the vertical circulation core in the studio wing, which enabled the creation of an elevated plaza. This open-air terrace improves natural light into the shared spaces and functions as a tranquil, sunlit retreat for residents—a contemplative and inviting communal environment.
